Council has granted a development permit for the reconfiguration of land on 70 Watsons Road Bargara, allowing one existing lot to be divided into 76.
Spokesperson for Planning and Development, Cr Ross Sommerfeld said the reconfiguration marks the start of work for a new residential development.
“The proposal is shown in six stages, which range in size from seven to 17 lots in each, utilising predominantly the eastern and southern portions of the large parcel,” Cr Sommerfeld said.
“The site for development covers an area of 17.49 hectares and is located on the southern side of Watsons Road, within the Low Density Residential Zone. The 76 lots will comprise of 73 residential lots, two drainage reserve lots and a balance parcel. This balance area has the potential to be further subdivided into an additional 72 residential lots that will occur in the future.
“The proposed parcels range in size from 772m² to 1110m². Being able to offer a variety of residential blocks in close proximity to the foreshore is an incredibly attractive prospect and one that is likely to attract more families to Bargara.”
To ensure these new residents are serviced appropriately, the development is assisting in providing infrastructure to this area. The approval will see the dedication of the first leg of the Hughes Road extension and has been conditioned to upgrade Watsons Road for the length of its frontage, including pavement widening and underground drainage.
Special conditions have also been included to ensure that street lighting is turtle friendly to minimize light glare coming from the development.
“The developer has put forward a well-designed development compliant with the new Bundaberg Regional Planning Scheme 2015. The application was only lodged late in November last year and it is pleasing to see this application brought forward for approval so quickly,” Cr Sommerfeld said.
“This is another good example of developers and Council working together with the new Regional Planning Scheme to achieve results for our region.”
